PURCHASES (Torrens title/strata title)
- Flat professional fee of $1,295.00 plus GST
- Approx. $300 for disbursements. The main disbursements are searches pertaining to
the title of the property which can only be carried out after exchange.*
- Strata, Pest and/or Building Inspection Reports will incur an additional cost of
between $200 - $300 for Strata Reports depending on the size of the strata complex
and around $475 for Pest or Building Reports. We are happy to recommend reliable
companies to carry out these inspections at reasonable prices and we receive no
commission for doing so.
We do not charge for scrutinising contracts for sale prior to exchange. This includes reading and reviewing the contract and requesting any changes prior to exchange so that exchange takes place on terms that both parties are agreeable to. If you are unsuccessful in obtaining a property, there will still be no charge other than any out-of-pocket expenses we incur on your behalf. Therefore, even if it takes you 2, 3, 4 or 5 attempts to secure a property, there will be no additional fee and we will be with you all the way.

SALES (Torrens title/strata title)

- Approx. $200 - $350 for disbursements. These include the essential documents
disclosing the nature of the property required by legislation to be included in the
contract, such as a council zoning certificate, sewer diagram, plan of the property
and title searches.

Quotes can be provided verbally over the phone or in person once we have learned a little more about the nature of the matter. As these kinds of matters can be quite complex, we may often request more information before providing a quote so as not to under or over quote you.
SALE OF BUSINESS AND COMMERCIAL LEASES
A lot of civil litigation involves disputes over commercial leases. The easiest way to avoid such disputes is to the lease professionally prepared by a solicitor. In our experience most commercial lease disputes normally involve a lease not prepared by a solicitor or a lease that one of the parties had a solicitor prepare for them in one matter then uses that lease in other matters as a general precedent without having the solicitor modify the lease for the new matter.
Therefore, our view is that you need to get it right from the start. This means that preparation of a lease differs from case to case and so we can’t offer a fixed price for this type of work until we have sat down with you and taken detailed instructions on the matter. We will not charge you for our first conference. You can attend that conference, explain the situation and we will give you a quote so you can make an informed decision on whether you want to instruct us to either prepare the lease or advise on a lease you have received from your prospective landlord.
We provide quotes for Sale or Purchase of Business matters in the same way as lease matters.
